HVAC Design/Build Services

From concept to completion — in-house engineering, fabrication, and construction under one roof

Why Choose Us

Engineered Solutions. Proven Results.

Northern Weathermakers keeps engineering, drafting, sheet metal fabrication, piping, controls, and field installation all under one roof. When design and construction are handled by the same team, the engineer who sized your equipment is the same organization installing it — which means fewer surprises, fewer change orders, and a faster path from drawings to a working system.

For business owners, that matters in practical ways. Single accountability means there is no finger-pointing between a design firm and a contractor when something needs to be resolved — one call gets it handled. Coordinated scheduling between engineering, fabrication, and field crews keeps the project moving without the gaps that occur when separate companies hand off work to one another. And because the system is designed and built by the same team, the documentation that comes with it is accurate and useful — not a post-construction guess at what was actually installed.

All of this translates to more predictable costs and less disruption to your building and its occupants. Our teams coordinate daily — not across company lines — so your project stays on schedule and on budget.

What We Deliver

📐

In-House Engineering & Drafting

Our engineers handle everything from system feasibility studies and load calculations to full design/build project management. Our drafting department produces construction documents, coordination drawings, and as-builts in-house — all under one roof, eliminating delays from outsourcing and delivering faster turnarounds with accurate documentation your facilities team can rely on. For Chicago-area buildings, that means load calculations that account for the full range of conditions — from sub-zero winter mornings to humid summer peaks — not generic assumptions from a software default. Whether you're retrofitting a 1960s office building in the Loop or outfitting a new industrial facility in the suburbs, our engineers design systems sized for the actual demands of your space and operations.

Properly engineered systems pay off throughout the life of the building. Right-sized equipment runs at the conditions it was designed for, which means consistent comfort across all zones and less wasted energy from oversized units that short-cycle. Accurate as-built documentation gives your maintenance team a reliable record of what was installed, how it was configured, and where everything is routed — reducing diagnostic time for future repairs. Code-compliant designs also protect you as the business owner: systems that meet applicable mechanical codes are documented proof that the installation was done correctly, which matters during inspections, insurance reviews, and any future sale or lease of the property.

Sheet Metal & Piping Fabrication and Installation

We fabricate and install ductwork, custom sheet metal components, and piping systems entirely in-house — from hydronic heating and cooling to refrigerant piping. Our own shop controls quality, lead times, and cost without waiting on outside vendors. Our crews pre-fabricate assemblies when possible to speed up field work and minimize disruption to your operations. This is especially important for occupied buildings like hospitals, schools, and multi-tenant offices where downtime and noise restrictions are real constraints. Our shop can turn around custom fittings and transitions quickly, which keeps field crews productive instead of waiting on deliveries. For piping work, we handle everything from chilled water and steam to gas and refrigerant lines — fully tested and insulated to code.

Equipment Selection & Procurement

Northern Weathermakers is manufacturer-independent. We don't have a preferred brand agreement that shapes what we recommend — we evaluate equipment based on what's right for each specific application. That evaluation covers lifecycle cost, not just purchase price: energy efficiency at your operating conditions, expected service life, parts availability, and how well the equipment matches the actual demands of your building.

For business owners, that approach matters over the long run. Equipment selected for your specific application performs better and costs less to operate than a generic spec pulled from a standard template. Parts availability and local service support factor into our recommendations, so you're not dependent on a single-source vendor for repairs years down the road. And because we maintain purchasing relationships across all major manufacturers, we can source competitively — you get the right equipment at a fair price, not whatever one vendor is pushing this quarter. We also coordinate warranty registration and documentation so your coverage is properly in place from day one.

Project Management & Coordination

We manage the full project — from pre-construction planning through commissioning and closeout. You have one point of contact who knows the project from end to end, rather than separate contacts at an engineering firm, a sheet metal contractor, a controls company, and an equipment vendor. Our project managers coordinate scheduling across mechanical, electrical, and controls trades, and they communicate proactively with business owners and general contractors so issues get resolved before they become delays.

For your building and its occupants, that coordination has real value. Fewer handoffs between separate companies means fewer scheduling gaps and less time with the project stalled waiting on another trade. For occupied buildings — hospitals, schools, office buildings, multi-tenant retail — we plan work around your operational schedule, phasing installation to keep disruption manageable. At project closeout, we deliver complete documentation: as-builts, equipment submittals, O&M manuals, and commissioning reports. Your facility team gets everything they need to operate and maintain the system from day one, not a partial package assembled after the fact.
